PROJECT REGISTRATION
The Real Estate (Regulation and Development) Act, 2016 is an Act of the Parliament of India,
which came into existence on 1 May, 2016. Under the RERA Act, it is mandatory for the
promoters to register their real estate project to sell, advertise, market, book or purchase.
All residential and commercial real estate projects have to register with Real Estate Regulatory
Authority except in projects where:
- The area of land proposed to be developed does not exceed 500 sq. mt.
- The number of apartments is not more than 8.
- The promoter has received completion certificate of the project prior to commencement of Act.
- Any repair or renovation of an existing building or structure that does not require
marketing, advertising and selling of any apartment or plot.
Documents Required for Project Registration:
Following documents should be enclosed in hardcopy with the application:
- Brief details of Enterprise.
- Details of projects launched in last 5 years by the promoter.
- Copy of Approvals & Commencement Certificate obtained from Competent Authorities.
- Details of the project (location, sanctioned plan, layout plan, specifications)
- Proforma of allotment letter, agreement for sale and the conveyance deed.
- Details of apartment (carpet area, number of floors, parking space).
- Name & Addresses of Real Estate Agents, contractors, architect, structural engineers and others.
- ITR of last 3 years and the balance sheet of the builder.
- Declaration along with affidavit.
- Details of the land (rights, title, mortgage).
- If the promoter is not the owner of the land, the consent letter of the actual owner with documents.
Brief Steps for Project Registration
Step 1: File an application form for registration to the Authority
Step 2: Enclose required documents with the application form.
Step 3: On receipt of Application, the Authority shall grant registration certificate to the
applicant
Step 4: The Authority shall provide Login Id & password
